FAQ 59 What is the approximate cost of a Subdivision and Development Approval

The cost of subdividing a block is extremely variable.

There are no shortcuts to obtain an accurate figure.

There are a number of factors to consider.

1) The slope of the block.
2) The drainage of the storm water.
3) The type of soil and its compaction.
4) The original fences and additional fences required.
5) The existing sewer run with possible diversions.
6) The location of Power and water supplies.
7) The provision of access roads.
8) The relocation of existing buildings,structures and flora.
9) The relocation of native fauna.

Given that no two blocks will have all of the above and that some might have all it should be appreciated that the costs are impossible to pin down to a specific figure.
The only ways available are:

a) Make an estimate with an allowance for unforeseen situations. This may not be the most accurate way and may result in overrun in expenses.
b) Visit each particular issue and ask for an estimate for each individual item.

Sometimes a neighbouring subdivision can be used as a parallel providing the project manager is willing to share their costings.
