Session 1 Day 1

Tam and Dymphna run through the power of using simple reverse feasibilities to understand the profitability of specific property deals in specific areas, and at the same time, build an A-team contact list of consultants and contractors in that area.

GST Update:
GST is like the monster hiding under the bed of Property Development… but just as with anything else, knowing what the monster looks like, and how you can handle it, takes all the fear and mystery out of it. Kamal takes us through an easy way of determining how much GST is payable on various forms of development, whether you are selling or keeping, or selling some and keeping some!

Rooming and Boarding Houses:
Mark Baker does an excellent job of taking us through all the opportunities and considerations of building or creating rooming houses in a compliant and profitable way. This presentation covers all the legislative requirements related to rooming houses in all the big states, in building or creating, as well as, operating them.
Session 4 Day 1
Tax and Financing for Rooming Houses:
An informative and valuable panel discussion involving Kamal, Andrew, Mark and Dymphna about how the ATO and bank lenders view Rooming houses vs. Boarding houses. The key differences between the two forms of accommodation are discussed, as well as, whether these properties are considered to be Commercial or Residential; Long-term or Short-term; and, the GST implications of all of the above. If you are considering this strategy, then this session is a must!

Consultancy Trusts:
Andrew, Kamal and Tamara have a panel discussion about the best way to use Consultancy Trusts as a vehicle for serviceability in your property journey. If you are looking to become a full-time property investor developer, then a Consultancy Trust is your best friend! The team cover the purpose, naming, costs, GST implications of creating and operating a trust, as well as, the considerations in how the trust handles income. Various, examples are discussed so that everyone has a good understanding of how the trusts are used legally and effectively. The team then also cover off on Piggy Bank Trusts and Bucket Companies, so that everyone is clear on their difference.

Charismatic Roh Singh talks to us about the breathing exercises and mindful practices that promote a serene and clear way of thinking. Mindset is everything, and Roh describes the accessible tools that we can all use to control our minds and create self-mastery.

Building Contracts: (Part 1 – Session 7 & 8 Day 2)
David Netherton shares with us valuable tips, tricks and very important things to remember when dealing with building contracts. Topics discussed include: Types of building contracts; Finance; Warranties and Insurance; Scope of work; Timing; Total price; Variations; and, Practical Completion and Defects. David also gives us solid advice on what to do in the event of things going wrong, and how he and Pacific Law can help.
Time Management: (Part 2 – Session 7 & 8 Day 2)
Dymphna finishes off the amazing weekend by sharing her approach to time management. Incredibly important if you are juggling many roles and needing to make any available time you have stretch to accommodate your priorities. She covers off on simple but valuable strategies to prioritise tasks, and warns us of the minor and major time wasters that are such a big part of our days, and how to identify and deal with them.
