Investing in Uncertain Times – Overcoming Fear, Ignorance, and Excuses with Dan Betterridge

Platinum coach Dan Betterridge shares both mindset and practical strategies drawn from his own journey transitioning from a police career into successful property investing. Embracing Uncertainty

The session opens with a discussion on the external factors that create doubt for investors: rising interest rates, political changes, global conflicts, and economic volatility. Dan highlights that while these elements seem intimidating, they are beyond individual control. His core message is built around a principle he learned early in life:

“Grant me the serenity to accept the things I cannot change, courage to change the things I can, and wisdom to know the difference.”

Dan stresses that understanding this balance is crucial in navigating investment decisions without becoming paralysed by fear.

Dan’s Personal Journey

Dan shares his own transformation story. After 20 years as a police officer, disillusioned and burnt out, he joined I Love Real Estate in 2016. Despite already owning investment properties, he lacked the cash flow and structure needed for financial freedom. Through education, personal development, and mentoring, Dan built a significant property portfolio across residential, commercial, and SMSF assets, achieving complete income replacement within three years.

His story demonstrates that knowledge and mindset shifts—rather than perfect timing or luck—are the foundation for success.

Identifying What Holds You Back

Dan engages participants to share what’s stopping them from moving forward. Common themes included:

  • Lack of knowledge
  • No serviceability or borrowing capacity
  • Fear of mistakes or financial loss
  • Age and feeling it’s “too late”

  • Fear:Whether of financial loss, making mistakes, or future market shifts, fear is universal but manageable. Dan encourages embracing calculated risk rather than letting fear stop progress.
  • Ignorance:Not knowing what you don’t know is dangerous. Dan emphasises the importance of education, mentorship, and asking questions. Many investors fail simply because they don’t seek guidance or assume they know enough.
  • Excuses:Time, money, unsupportive partners, or market conditions—Dan challenges these as often justifications for inaction. He shares the analogy of crossing the street: everything has risk, but systems and preparation reduce that risk.

Asking Better Questions and Building Courage

A key focus is learning to ask higher-quality questions of yourself and others. Dan explains how shifting from “I can’t” to “How can I?” changes outcomes. Whether tackling finance, deal selection, or legal structures, seeking expert input and taking proactive steps are critical.

Participants are encouraged to:

  • Identify their specific fears and limiting beliefs.
  • Replace excuses with actionable questions.
  • Invest in personal education to expand what they know—and discover what they don’t yet know.
