Day 1, Session #1

Dymphna kicks off the Boot-camp by introducing the whole ILRE Team, including your Coaches, the ILN, IAN and Pacific Law Professionals, Platinum Coaches

Dymphna and Derek then dive deep into the Asset Protection side with correct structuring for Properties, JV’s and Partnerships, before explaining the importance of Legal Wills and Power of Attorneys. If you have a pulse then you need to know this.


Day 1, Session #2

Dymphna invites Clint from IAN to answer the question, “Why is Personal Risk Insurance Important?” and how this impacts you as a property investor. Each type of insurance is gone through and brought to light by Clint.

Scott from ILN then goes through the 3 C’s – Character, Collateral and Capacity when it come to Financing, including the influences of Credit Cards and having kids! There is also more on getting Market Ready, All Monies Clause in this session.


Day 1, Session #3

Dymphna invites Tamara onstage to go through Due Diligence and Natural Growth. They then go through Government Policy, Infrastructure, Government Spending such as Centrelinks and Military with an over view.

The Rule of 72 is when you multiply the term and growth rate and you always get 72. Grid Analysis is gone through Identifying Price Levels and then converting it to a spreadsheet format.


Day 1, Session #4

Ian goes through Tech Tools which are online with a list of sites to search, research plan and get alerts. List of Apps you can use on your iPhone or smart phone.

Ian then invites Clint from Real Estate Investar on stage to present Investar, and he goes through examples of how to find deals using Investar.


Day 1, Session #5

Dymphna brings up Calvin Kong from Pacific Law to go over the Legalities and how to get the most out of your professionals including fixed costs, clauses that need to go into contracts, building and pest inspections with examples.

The importance of having Due Diligence & Finance Clauses included in contracts, illegal structures and what happens with examples, including how to best prevent JV’s ending badly with examples.


Day 2, Session #1

Dymphna gets straight into Tax Planning and Book Keeping with Kamal then onto Tax Rates for Trusts Structures or with Partnerships, ATO Hit Lists, and new laws for the Minuets of a Trust.

Then to Record Keeping and which program to use including expense categories such as home office’s, Travel Expenses & Borrowing Expenses. Depreciation, The invisible deduction with examples, along with GST, Capital Gains Tax and Sub-Divisions, Trusts, Business and your PPR.


Day 2, Session #2

Ian goes through Renovation with his Rule of Thumb Short Cuts. He then goes over each Trade; Landscaping, Electrical, Plumbing and Painting. Building Inspections, Pest Inspections, Rising Damp and Waterproofing.

Will you be doing it yourself? Ian gives a warning to not play with electrical or gas, before taking up renovation calculations with the spreadsheet available and tips and traps.


Day 2, Session #3

Dymphna and Ian go through Income Strategies, Starting with Regional Deals then to Metro using a number of examples for each.

Mining update going into the different areas and varied reserves influencing rents plus Indirect Cash Cows, Manufactured, Debt Reduction using Growth Strategies, NRAS, Granny Flats, Secondary Dwellings and Boarding Houses


Day 2, Session #4

Dymphna introduces Michael to go through Manufactured Growth Strategies & Low End Deals, Discount Buying and Where Money is Not the Motivation like Vendor or Seller JV Deals – Using Talent instead of money.

Dymphna goes over Trade Dollars and then Ian tells his Swap deal with motorhome, then asks Jason to share his journey from humble beginnings too, before getting into Commercial deals


Day 2, Session #5

Ian and Brad to go through Town Planners when doing Sub-Divisions and how to find your own “A” Team and their requirements to ensure you are on Target.

Due Diligence and Zonings with Subdivisions with lots of students examples. Fire Rating your Strata Titling Deals, How it is done. Strata Titling Team, with Town Planner, Surveyor and Feasibilities.


Day 3, Session #1

Dymphna goes through the importance of “Peg in the Sand”, and then gets Clint to go through Superannuation and SMSF’s, Insurances in Super and setting up your own SMSF starting with a Trust Fund.

What can you contribute? The details and Tax implications and advantages of SMSF buying property, using the borrowing in SMSF, lower tax rates, plus can my SMSF be a Property Developer?


Day 3, Session #2

Tamara breaks things down to gain clarity when it comes to finding the deal. What location and what type of deal is your strategy, and this is different to each student.

Risk management is essential to include in your strategy, as well as assessing regional and mining areas for long standing industries. Your level of risk will determine your direction in finding deals.


Day 3, Session #3

Ian sheds light on the Members Only Website then delves into Strategic Planning along with your 2 year plan, then a guided view of their future in 5 years time from Dymphna.

Different examples are gone through with Scott and Ian, The importance of friends and family supporting you and what you can do about it, Each of the Coaches gives their final recommendations and advice for the weekend, before Dymphna gives closing talk and ‘Thank You’s’ for the weekend
